Hi all Quick question to pick your brains! I've rented a yard for the past 12 months and I'm leaving today - the yo gave me my notice a month ago so I have stayed for my notice period, and she is now ignoring all contact regarding the deposit is paid before I moved. I have a contract stating deposit, and did think that the deposit should be paid back to me before I was to leave, but now she is ignoring all contact!
Just to add, yard has been left totally as we found it, all stables cleaned out, tack room, nothing damaged etc.
Any advice greatly received

Take photos of how you leave the yard, stables, manege, tack room, etc. Invoice her for the return of your deposit after you have left, stating a reasonable time for payment to be received, eg 21 days. If still no response, go to small claims - easy and cheap to do online, she should refund deposit if no damage has been done, unless it states otherwise in your contract. Good luck.

Agree totally with Leevale but would include pictures of EVERYTHING! Including all the fences. In fact I would also send her an email or recorded delivery letter stating that you wish to meet up to review the yard condition in relation to the return of the deposit and state how much the deposit was. Give some suitable dates. She really should walk the yard and land with you so you can agree or disagree on the condition of items in question and sign them off. This would give you a chance to mend or paint anything she wishes.

Did you take photos of how the place was when you started your rent? If so find them for comparison. Go to CAB, you should be able to get some legal advice, you will need to take any evidence with you including photos, the contract and all correspondence. You should be able to go to the small claims court to remedy this if you do not get your deposit back.
