Totally agree with AMC...I have a small private yard, charge £25 week for own field, large stables, use of floodlight menage and lunge pen, a field for show jumping and all year turnout. I also feed all horses early in the morning before I go to work. all was well for about a year and we all helped each other out.....now it is awful, Im totally ignored and made to feel in the way...they dont even say goodbye when they leave the yard. I know they love the yard..shame about the owner...me! Notice given....

The more I read about other livery yards, the more I love the one I'm on. I love it so much that we've just taken on another stable, and fully intend to take up any more spare ones that come up. Our YO is an absolute diamond and I wouldn't dream of being rude or taking advantage. We pay 10 per week per horse and for that we have our own field, HUGE new indoor stables, an indoor manege, parking for a massive lorry, hacking over the farm, storage for whatever hay/feed/equipment we like, and we can pretty much come and go as we like, though we are very considerate what times we are there. We voluntarily pay a bit extra each month for parking and some towards the electric for the school because the rent is so cheap, and there's only us who use the school. There's only the YO and one other livery and we frequently help each other with bringing in horses, advice if asked for etc. Every day we make a point of having a quick chat with our YO. Our YO bends over backwards to make sure everything is right for us, so the least we can do is appreciate them and keep the yard nice.

We keep ours on a FAB Sheep farm, no equestrian facilites other than stables and off road riding but I would'nt move for the world!! The Lady that owns our place is one of the nicest people I know! Treats the horses as if they are her own and even my kids! She is wonderful and I think all you YO need a big 'THANNK YOU' from us all 'liveries' as without you we would not be able to keep our horses at all!

my livery yard is the best its a small family run yard nothing fancy 7 stables a hay shelter on a concrete yard there are four liverys including us and the yo and there daughter and they are fantastic and have become good friends we all look out for each other the rent is cheap but best of all i have made some of the bestest friends my children and the yo daughters children go to the same school an all get along so we help eachother out out of the yard to i wouldnt leave for anything i love it up there one of the liverys borrowed a bag of shavings in a emergency a few weeks ago the next day it was replaced i cant fault my yard at all but past yards i was on were totally different stuff going missing borrowed and never returned and the yo didnt give a monkeys she was non horsey and sat in her house collecting the cash it was awful i wont be moving for love nor money this time. x

OMG Im reading this thinking what the hell am I doing?!!!!! We have just bought a yard, 65 acres and 37 stables. After doing it up a little we are re-opening as a livery yard. We think we have covered everything...but re-open this post in 6 months time!!!!
it has given me a look in from the other side though, a few issues mentioned we have already been told, so we are changing the way it was run before and making some improvements. Already have a waiting list of the liveries that were on before and had to leave due to farmer dying. All the previous liveries were on there for 10 years+
hmmmmmm....hope and pray is all i say!!! lol

I am DIY amd i really like the yard i am on. The YO is a bit up herself and can sometimes throw tantrums on the most inocent of people just because they were there at the wrong time. But i do have to say, it must be hard for someone like our YO to share there home with 30 odd other people coming and going at different times. Dealing with tell talers and people who are never happy. I dont think i could deal with them and i imagine it could take its toll on your sanity.
All i can say is if you are not happy with your liveries taking the p*** out of you, grow a back bone stand up for yourself and throw them out! I know this sounds harsh but by the sounds of it they aren't worth the hassel that comes with them and will continue to take the micky out of you until you do something about it. xx

I love my yard everyone is so nice and YO is great. When we had the big freeze the automatic water froze in the living out fields and she went down three times a day to take fresh water down as most people work full time and could only bash the ice once or twice a day and it used to freeze up again really quickly.
We pay by standing order a month in advance and then for any extras at the end of the month via bank transfer.
She is always friendly and when I moved on to the yard she said most of the liveries she would count as friends not just clients. I think because she is so nice people respect her and would not want to do anything to upset her - once she was a bit late with the extras bills and she said several liveries had come up to her asking her if she had forgot to charge them and wanting to pay!
We have communal feed rooms and hay sheds and no-body has ever stolen anything. Having said that there is no-one on the yard who is financially very hard up so people can afford to pay their way.
Having said that being a livery is a two way thing - liveries are paying customer even if it is just DIY and do deserve a bit of customer service even if it is just a smile and an acknowledgement.
I appreciate on a competition yard the rules may need to be stricter but I certainly could not be on a yard where I could not ride my horse after 11.00am as I work full time.
It is sad that people can't appreciate each other but in my experience not all YO are as nice as mine and if someone leaves a yard it is normally because they are discontented and perhaps that is why there was no card etc.

What is wrong with these liveries that moan and are just so b***dy rude. Wake up!! you are keeping your horse on someones property you should respect that and help maintain it by cleaning up after yourselves and treat it as you would want others too treat it, if the yard was owned by you. I am stabled on a wonderful yard the owners live there, we all do our own thing but if someone is ill we all muck in. There are no rules just respect!! The majority of these liveries that feel the need to moan don't actually have a clue how to look after a horse and are jelous they don't have thier own yard. xxx

How right you are twosocks :-) These people just don't seem to grasp that its your living and home. They think everything come free!! that broken rail, the waters ripped off the wall, re seeding etc . Yes it all one big HOOT of laughter at how funny there horses are!! Mine are no angles but It me that has to stand the cost ££££s AND don't forget you must be there ready when ever they feel like coming or maybe not even turn up at all for DIY

Gosh I moan sometimes about the lady I rent the field of hassling us for rent. I won't again. SOOO glad that I rent privately and don't have to have any of the hastle of a livery yard! There are obviously good owners and bad owners and good and bad liveries. I am on my own and can do my own thing don't have to worry about anyone else. Ok I know all care is down to me, don't have any help but I like it that way. The owner of the field is a retired army colonel, he loves our pony and is so good with the children. He lets them help on his allottment next to the field. so many livery yards I went to when we were looking were dead against children. At our field the children can play happily without any recrimination, almost like having our own place. Ok we have not got state of the art facililities but it is still a lovely spot, deep in suffolk countryside with loads of bridleways running next to the field. You hardly have to do any roadwork at all. As you can tell I love it where we are!

one livery yard we were on was great. it had an indoor(decent size)and an outdoor school(massive) that we could use free of charge, loads of grazing, hacking through the fields. lady who ran it and her husband were great always there, willing to help with the ponies, if something was wrong she would call you straight away and help as much as she could and her cottage was adjoining my old ponies stable wall(right next to the woodburner)all the other liveries were really nice always had a laugh always wanted to know how we got on at a show etc. sadly we had to move because the woman who owned it(not the lady who ran it) was moving so the yard was sold. we still keep in touch with the lady who ran it. and for christmas/ her birthday/when her baby was born we always got her a nice card and a little present and wen we left we got her a present and a card just to say thanks.
