Sorry to be nosey but how much do you all pay for your private stables I.e a block of stables and a field? And what area are you?
I've seen a couple ranging from 4 stables and 3 acres at £100 a week with electric to 6 stables and 7 acres for £120 a week including sole use and electic and water.
Not sure what the "going rate" is and whether it's reasonable with what they include. I'm in Manchester, a few of them require a bit of work with things such as fencing painting tidying up he yard etc which I don't mind but should I ask for a reduced rate and a length of lease in a signed contract?

Hi There,
I'm lucky enough to own my stables and land. But I'd definitely get a signed contract, with all the usual clauses (try CAB, for a bit of advice) - I know this sounds sad but you don't want to find yourself homeless at short notice.
I'd also try a spot of negotiating on the cost, especially if there's work that needs to be done. Although if you point the work out your landlord should sort it for you.
Hope you find a super yard soon.

I am in Cheshire and have a block of 6 stables, with 3x sole use paddocks, 2x 16 acre fields, all weather floodlit arena, undercover horse walker, horse wash room with heaters and hot water, miles and miles of off road hacking (approx 40 odd acres), a jumps field with gallop track, under cover storage for my lorry, heated rug drying room, heated and alarmed tackroom, tea room and toilet, I think that's everything!! I pay short of £800 a month but saved a little on wagon storage- owners did it at 1/4 of the price as I took the whole block on. I have the opportunity to have more horses on the yard if needed- on grass livery, that is offered to me at half price.
The riding facilities and wash box are shared with the main yard but its full livery and only has 7 other horses on it- most of whom only hack out. I work full time and have the whole place to myself every evening, never had to share the school either and weekends are really quiet too. My yard is to the side of the main yard and is purely mine so I have the best of both worlds- i can choose to be sociable if I want to and go and have a natter and a brew on the main yard or I can just stay in my little bubble!
Also have the luxury of 24/7 supervision as yard owner lives on site- not something you usually get with private yard lets that don't have a house attached.

I am in the midlands and rent the following for £150 a month, its great as its right behind my home.
2 red brick built stables and tack room hay store (12 x 12 aprox) 2.8 acres of grazing No water No electric
It was £100 for four years but the landlord recently put the price up, its still way cheaper than anything else I have seen locally
We had to put 100m of new fencing in when we took it on, we didn't ask for a reduced rent but we did ask for a guaranteed tenancy of 1 year so we knew it wouldn't be wasted money
We have added several aviary style chicken runs, a caravan and a shed plus built a round pen, we have a smallholding of livestock and I breed chickens to show so the freedom to do what we want is brilliant
We have a generator for electric and an IBC tank that fills from the guttering for water. In the summer when water is short we take up drums of water.
I'd love electric and running water (especially hot water!) and a little company sometimes would be nice but apart from that its perfect. My pony has allergies so once a week I simply walk him down to the driveway in front of the house for a bath - always attracts an audience!
I'm responsible for all maintenance and repairs and must meet the costs of these. I have made several improvements such as replacing doors and fencing plus with the land maintenance I would say I probably spend up to £800 a year on bits and bobs like this (some years its been vastly less)
Also don't under estimate the time spent on dealing with things like this (if they aren't covered by a landlord) for example waterproofing the hay store by adding new doors took a whole day
I am not sure that we would rent if we had to travel to get to the place as I would be a little worried about security and getting there in the snow, I think I'd be more likely to move at least the ponies to a livery yard.

[am in cheshire and never seen anything like that for that price....] I had a private field, 1 acre - no shelter - water included and use of tie up - 120 a month... OP if I think your on about the one that someone advertises on here - its about right for the price :] north cheshire/where i am is a place where yards just dont come up

We are in Surrey. I have 10 14x14 boxes, tack room, feed room and hay barn, floodlit 20x50 school, 2 all weather turnout paddocks (totalling approx 2 acres) and 4 acres of p and r grazing. I pay £1000 a month all included (water and elec).

B31, my yard is in North Cheshire! I was so shocked when I came across it for let as it had been up for a god few months. The YO is very picky as to who is allowed on the yard, which is good, meaning it was still available when I looked around! I think you just have to keep looking and be quick when something does come up. I was very lucky to find my place I must admit, but there are a few good ones out there if you know where to look! Most people think what I pay is expensive, as its not purely sole use. I share the big fields with the full liveries and the facilities but it is perfect in every other way so I think its a small compromise really. Also the main yard has open and closure times- so thinks like the tack room I cant access by a certain time at night or very early morning but this doesn't bother me as the times work with me anyway. Another poster just made me think about water and electric- that's all included in what I pay too.

Swales - there's only one yar I wanted locally but it was shared with an awful dealer who has since moved Yard is now trashed apparently which is pretty sad. I am very very happy on my yard and be reluctant to move unless it was a sole use (or near as!) as I am breeding my mare and retaining the foal so space for that But hens teeth round here lol

i pay £30 per month per stable (2 stables) and just under an acre of field, no electricity, water or any other facilities but we can do as we please with it
