We have had not a good year, let's just say it's been the year of the vet!!!!! One pony smashed his shoulder in the field( very big vets bill!!!) The other not right all season ( not tracking up and then some times lame.) Very big vets bill! Then coming down with lami. So having two spare stables ,thought it would be good to rent them out DIY. Got a lady in my area( sounded good) Made a time to come and see the yard. ( did not turn up ) Wen't home and as I was going though the door phone was ringing. She said she had been ring me since 7.30 that morn . Funny that as I had left for the yard at 8.00 phone did not ring at all!!!!! She was quite.peeey with me but remade a time that day. When she turned up with mum , they would not tell me their surname , what yard they Were coming from ,liked the yard.( when can we move in? ) Ok call me silly but they were so in your face that the only way I could get rid is to say Go away and think about it! That night I was in bed with a bad back ( as it had not stopped raining all day and was so damp. She rang the house 7 times , one after the other. ok maybe someone should have picked up but a part from me ( in bed) we have two teenagers that won't ,they know it's not for them!!!!!! Anyway to try a very long story short I spoke to her mum tonight ( peeey with me again ) Told her I had another lady wanting to rent, this was after she had been peeey . We are a home p yard and all I wanted was to rent out 2 stables as times are hard!!!!

The vast majority of horse people are barking mad so good luck finding someone normal! You sound like you managed to find a pair of real crack pots though.

Tank you so much for that !!!!!!! Yes you are right ! I try and keep things grounded I have a no horsey husband, and son. But horses are in my blood Things are hard for everyone . We are home p , our yard is very quiet Anyway thanks for that .

It must be difficult with it being a small yard and your own place, it will be essential to get on with whoever you rent out to. But you're right, lots of folk feeling the pinch right now. I've not heard of anyone that's had a great 2012, I'll be glad to see the back of this year!

just remember even when they start out lovely and smiling beware of the full moon for it has a darker side, so if they were in your face from the onset steer well clear of them. ! ask them what they do with their horses, how long have they had them? whether their horses have any stable vices? what are their expectations from you and at least one Reference! stay in control and in front of the game - cos you know how diffifult people can be!

write a check list of all the questions, you want answers too , if theyre genuine and nice then they wont mind answering All your questions , and definately ask for a reference and also why they are leaving their current yard , good luck

Due to the fact that it has been known for thieves to look round yards posing as potential liveries before coming back and breaking in, you are quite within you rights to ask for full names and where they are currently stabled prior to agreeing for them to view. Requesting they bring id with them to view isn't unrealistic either as it's your home.
As above has said, asking for references is a good idea although that's presuming they are coming from somewhere with a sane yard owner/manager - sadly there are just as many oddballs running yards as there are liveries!!
Strongly consider a livery contract too.
Anyone genuine shouldn't be put off by you asking for the above.
