I'm sure I've seen something similar on here in the past but can not find it anywhere.
Does anyone know how much roughly, planning applications would cost for wooden stables (10) and a ménage?
I'm a beginner at building and planning so any help greatly appreciated.

Contact your local council, depending on your situation you may only need building regs. I believe that now there is no standard fee but a percentage of the extra value added to the property or it might be the cost of the improvements. Also your supplier should be able to help you, they should be able to prepare drawings. Whatever you do , do not be confronational with the planning department, it is vital that you keep them onside or it will be very costly for you. Also find out who your local councilor is and go and have a chat with them. Another tip is to go and have a chat with your neighbours, it will really help your case if you have them onside. Remember that you are likely to have a hike in your council tax, you will also have to disclose if it is for business or for private use. If you can prove that you are likely to employ any local people then that will help your case. Prepare everything you can, a letter explaining why you want or need the stables and menage, any impact on wildlife, traffic, water-table. THink outside the box . It is a long time since I have travelled the road you are on, but I always phoned up and asked for help, I always found them very helpful.

Thank you! All advice taken on board! You might need advice about run off for water. Authorities can be very picky about where water from stables is running into, perhaps somewhere on here might be more up to date and can clarify any issues.

It cost me £300 to submit my planning application for my yard, word of advice is include everything in the application as if you want to add something on such as lights for your menage they will charge you for a new application if it's not included in the original. It will also depend on your authority what they put in the approval letter if you then have building warrant and it goes through building control which will bump up costs. You have to be extremely detailed in your plans submitted in the application for the process to hopefully run smoothly. It's been a nightmare for us but mainly for our housebuild, I wonder how any new houses get built as regulations are now unbelievable!
